Using the search bar at the top of the page, enter the preferred location, select your move-in and move-out date, and add the number of guests that will be staying at the property. Click 'search' and you will be taken to our property results page.

Click on the property you're interested in to explore further. You'll be able to review images and key details such as the bed configuration, minimum length of stay, and more. On the right side, you can enquire or book now, depending on the property. You must be logged in to action this.

Properties with a 'Book Now' button are instantly bookable. Before paying you will get a chance to review the booking summary and agree to any terms and conditions. For stays less than 30 days, full payment is required to confirm the booking. For stays longer than 30 nights, you are required to initially pay the first month only. Once you submit payment, you will receive an email confirmation and the booking will show in the Guest Portal, which is proof of your reservation.

Properties with a 'Enquire Now' button means you have to request to book. Once you've submitted an enquiry, the property will respond within 48 hours with an invitation to book. You will be able to see this progress in your Portal under 'Requests', and accept or reject the invitation from the property. Once you start an enquiry, you are able to chat with the property directly.

Some of our properties do not have the technical connectivity to facilitate instant booking, so the booking process operates via enquiry only. However, we assure you of our commitment to ensuring a swift response time to all enquiries. Our dedicated team works diligently to minimise any potential delays in securing your desired booking, and we are constantly enabling instant booking to new properties.

Unfortunately, we do not offer viewings. Property images are regularly updated and using the chat function with the property can help answer any specific questions before your upoming stay. Our commitment is to offer transparency and assistance, allowing you to explore and evaluate your potential residence with confidence.

Your rate includes rent and all associated bills such as electricity, gas, water, and WiFi, along with council tax. Additionally, certain properties offer the added convenience of a routine housekeeping included in the package.

Every booking has a 'Notice to Vacate' policy which defines the amount to be refunded based on a number of factors. You can cancel a booking through your booking dashboard, or contact the property directly to discuss options.

Chat with your property to check if your new dates are available and confirm the rate. If everything is set, you can request the extension as a new booking.

On your dashboard, click 'Start Listing Now', or click 'Create Listing Now' in the top right. Please follow each step to ensure your listings are optimised for guests to choose your accommodation.

To ensure our guests access safe and reliable properties, we verify all listings. We aim to complete this within 24 hours of your submission. Please contact partners@livinc.com if you have any questions.

New requests will appear in your 'Request' dashboard, split between General and Corporate. The status card shows which stage this request is at. New requests will show as 'New'. Click the explore arrow at the end to take you to the enquiry details. Insert the nightly rate according to the dates requested in the 'Price' box that will be shared with the guest. Remember, this rate should include the Livinc fee. Submit this within 24 hours for the guest to see your option and decide whether to book your accommodation.

Instant booking allows guests to book your accommodation faster and easier. You can turn instant booking on or off within the listing pages for your property. To enable a property for instant booking, you need to set the availability and associated rates in the connectivity section of the listing. Alternatively, contact partners@livinc.com to request a connection via your channel manager.

You can report issues to Livinc through the flag icon at the top of any booking, and we will always help to resolve any issues. Please note that we do not take responsibility for the guest booking your property and expect you to conduct any necessary checks, due diligence, or procedures required.

Livinc takes payments from guests automatically according to the rent schedule generated at the point of booking. If a payment is not successfully taken, Livinc will re-attempt to take the payment. If this fails again, we will contact you. Payouts will be sent 24 hours after check-in, and for future payments, immediately after the guest has made them. Please note, the timeframe you receive these payments will depend on a variety of factors, such as your bank or country.

RFP's let you receive bookable options from our properties, specific to your corporate needs. Only suitable properties will receive your RFP, and be given the opportunity to submit a bid.

Currently, all bookings follow a policy of stays less 30 nights are pre-paid, and stays longer than this are paid monthly after the first payment to secure the booking. We are releasing flexible booking policies soon.
